Terraces and townhouses are homes side by side, each on the ground, with a fire wall between each pair. Because each home shares walls with its neighbours, the rate per square metre is a little below a duplex. Under the state Low and Mid-Rise rules, terraces are allowed on many R2 blocks within walking distance of a town centre or station, which is what has made them worth pricing on an ordinary house block.

What drives the number

  • Repetition: three or more of the same plan brings the rate down; every variation between homes puts it back up.
  • The fire wall between every pair and the acoustic separation the code requires.
  • Parking: a rear lane or a shared driveway is cheap; basement parking under the row is a different building.
  • Subdivision and contributions: each terrace on its own title means a survey, plan registration and council contributions per lot.

On top of the build

  • Demolition of the existing house: about $40k to $70k.
  • A steep or difficult site: add about 8% to 15%.
  • Bushfire construction on bushfire-prone land: add about 3% to 6%.
  • Not included: GST, design and council fees, connections and contributions, landscaping, finance and holding costs.

Questions people ask

What do three 150 m² terraces cost to build in Sydney?

About $1.3m to $1.53m at standard finish, $1.58m to $1.89m at mid and $2.07m to $2.61m at luxury for the row in 2026, excluding GST, demolition and subdivision.

Can I build terraces on an R2 house block?

Often, if the block is in the state low and mid-rise area (near a town centre or station) and meets the lot size and frontage rules. Block Checker reads the address against those rules.

What is the difference between a terrace and a townhouse?

In planning terms a terrace fronts the street with a party wall each side; a townhouse is one of several homes on a shared site, often around a driveway. The build cost is similar.

How long do terraces take to build?

Twelve to sixteen months on site for a row of three to five, after a design and approval period that is usually a DA.

Do terraces need a DA?

Usually, because they are multiple homes with subdivision. Some manor houses and terraces under the state rules can go as complying development; most go to council.
