How much does it cost to build a manor house in Sydney?
As an indicative 2026 range, a manor house (3 or 4 homes, two storeys) in Sydney costs about $4,000 to $4,800 per m² at standard finish, $4,500 to $5,500 at mid finish and $5,800 to $6,800 at luxury finish, excluding GST.
Price yours in the calculator Get a fixed priceA manor house is a two-storey building of three or four homes, with homes stacked one above the other. Stacking means fire-rated floors and walls between homes, so the rate per square metre steps up from a duplex or terraces, even though the building is still only two storeys. It is the state's answer to the missing middle: a building that looks like a large house from the street and holds four homes on an ordinary block near a centre.

What the three levels of finish mean for manor house

Four repeated apartments, builder's-range finishes, surface parking at the rear. What a volume builder would price.
Mid
A designed building that reads as one house, stone and timber inside, better glazing, landscaped setbacks. Where most land.

What drives the number
- Fire-rated floors between the homes: a concrete or fire-rated timber floor system instead of a house floor.
- Acoustic separation above and beside every home, which the code sets and buyers notice.
- Parking: four homes need four spaces plus a visitor space; on a narrow block that can mean a basement, and a basement changes the price.
- Strata: each home on its own strata lot, with the plan, by-laws and contributions outside the build cost.
On top of the build
- Demolition of the existing house: about $40k to $70k.
- A steep or difficult site: add about 8% to 15%.
- Bushfire construction on bushfire-prone land: add about 3% to 6%.
- Not included: GST, design and council fees, connections and contributions, landscaping, finance and holding costs.
Which kind of manor house is yours?
The simplest manor house: two down, one up, cars at the rear.
Two street frontages, four entries, no shared corridor.
A lift adds about $95,000 to $150,000 and opens the upper homes to downsizers.
Excavation and a suspended ground floor; the rate per square metre steps up again.
Six to eight homes across two blocks under the state rules; repetition helps the rate.

Questions people ask
What does a 450 m² manor house cost to build in Sydney?
About $1.8m to $2.16m at standard finish, $2.03m to $2.48m at mid and $2.61m to $3.06m at luxury in 2026 for four homes, excluding GST, demolition, a lift, basement and strata.
How many homes can a manor house have?
Three or four, in two storeys, by definition. More homes or a third storey makes it a residential flat building, which is a different (heavier) build and a different approval.
Can I build a manor house on my block?
Under the state low and mid-rise rules, on many R2 and R3 blocks within walking distance of a town centre or station, subject to lot size, frontage and the council. Block Checker reads the address against those rules.
Does a manor house need a lift?
Not by law at two storeys, but upper homes without a lift sell to a narrower market. Allow $95,000 to $150,000 if you add one.
How long does a manor house take?
Fourteen to eighteen months on site, after a design and approval period that is usually a DA, sometimes complying development under the state rules.
